Performance of the housing market at the micro level

Abstract: This paper investigates the housing market performance in Slovenia; the focus is on housing prices at the micro level and according to statistical regions. The analyzed Slovenian regions are classified into three housing price groups: the highest prices are in the capital of Ljubljana and surrounding suburbs, as well as in the Primorska region. The middle group with moderate housing prices is represented by the Gorenjska region. The lowest housing prices are in regions located in the north-eastern part of Slovenia. An equality test with a priori and ex-post analyses confirms these findings. Furthermore, regression analysis shows that the impact on pricing of three major groups of explanatory variables (size, age and the floor level of housing) differs according to the housing region. In the most expensive housing regions, the size of housing has a significant impact on the housing price per square metre; this statistical association is less strong in the moderate and least expensive housing regions. The age and floor level of housing have significant impacts on housing prices in the most expensive and least expensive housing regions; however, these two associations are less strong in the moderately expensive housing region.
